Making a reservation
The completed reservation form, showing the names of all persons on whose behalf you are making a reservation must be completed and signed by the party leader. The person signing the reservation form confirms that he/she has the authority of all other persons included on the reservation form to make the reservation on their behalf and that he/she has read and accepted these reservation conditions. A non-refundable deposit of 15% per property is required at the time of reservation. On receipt by Florida 4 Less of the completed reservation form and deposit Florida 4 Less will dispatch an invoice to the person signing the reservation form and this will confirm your vacation rental. It is important to check the details on the invoice and that all the dates are exactly as you requested. Florida 4 Less is responsible to provide you with the accommodation you have booked as confirmed to you and subject to these reservation conditions. If you want to cancel or change your reservation you may have to pay amendment or cancellation costs, which may be as much as the total vacation rental cost.

Security deposits
You will be required to pay a security deposit on all vacation home rentals and for certain properties it is the responsibility of Florida 4 Less to collect this deposit. A security indemnity deposit of (but not limited to) $200 is required per property booked. This will indemnify Florida 4 Less against any exceptional or additional charges arising from the use of the property or accommodation for (but not limited to) long distance telephone calls, excess cleaning costs, damage, replacement or repairs to the property or it's contents or loss or failure to return keys. At some locations a credit card imprint may also be required. Security deposits will be refunded within 21 days of return less any charges for the above.

Paying the balance
Balances are payable 8 weeks prior to the arrival date. For reservations within 8 weeks of the arrival date the total amount will be payable at the time of reservation. If the balance payment is not received by Florida 4 Less by the due date, Florida 4 Less reserves the right to cancel the reservation for the property in which case Florida 4 Less is entitled to keep all deposits paid in respect of the reservation and you may be required to pay a cancellation charge.
Once you have reserved with Florida 4 Less and confirmation has been dispatched the price of the home is guaranteed with the exception of any increase in tax levy or duty that is charged by any government or other authority after the date your reservation has been confirmed and accepted

Changes by Florida 4 Less
All property descriptions are made in good faith and every care is taken to ensure their accuracy. Florida 4 Less cannot be held responsible for changes made by owners or management companies to advertised facilities for properties and will not be liable for any claims arising from any such changes.

Special requests
We will endeavor to fulfill any special requests made when reserving a property, however, they cannot be guaranteed

Major alterations
Major alterations are changes made to specific accommodation. On occasion, circumstances beyond our control may mean that we have to make such changes. Should it be necessary for Florida 4 Less to make such changes to your reservation before the arrival date Florida 4 Less will notify without delay the signatory on the reservation form of any such change. Where major alterations have to be made you will be offered the choice of alternate accommodation or a full refund of any monies paid. The refund will be made to the signatory on the reservation form within fourteen days Should it be necessary to make major alterations to your accommodation on or after the arrival date due to Force Majeure the above shall not apply

Cancellation by Florida 4 Less
Florida 4 Less is entitled to cancel your accommodation at any time, but will only do so prior to the date when the balance is due or after the balance has been paid and if a cancellation is necessary or advisable in the opinion of Florida 4 less because of circumstances amounting to Force Majeure. If Florida 4 Less cancels your reservation for any of theses reasons we will offer you a choice of alternate accommodation at least of a comparable standard, if available, or a full refund of any monies paid. Such refunds will be made within fourteen days of the offer or refund being (or being deemed to be) accepted.

Cancellation by Renter
Your cancellation can only be accepted in writing from the person who signed the reservation form. Cancellation will be effective from the date it is received and acknowledged by Florida 4 Less. We reserve the right to consider the booking cancelled if the balance is not paid 8 weeks prior to arrival.
Cancellation charges will be calculated as set out below:

• More than 8 weeks prior to arrival. Deposit only
• 6-8 weeks prior to arrival. 50%
• 4-6 weeks prior to arrival. 75%
• 0-4 weeks prior to arrival. 100%

General conditions
Liability. We cannot accept liability for acts or omissions over which we have no control. This includes (but is not limited to) airlines, car hire companies, management companies and for loss or damage caused by Force Majeure events such as strikes, fire, flood, delays or other events beyond our control Instructions and deposits taken by telephone and verbally confirmed are binding and will be subject to the same terms and conditions as written confirmations. All guests will be responsible for behaving in a responsible manner and in accordance with local regulations. Florida 4 Less does not accept any responsibility for termination of travel due to guests causing distress, damage, annoyance or danger to others and therefore will not consider any compensation claims. Florida 4 Less and the property owners cannot accept any liability to guests or visitors to the homes or by use of swimming pools or for loss of property howsoever caused. Check in time is 4 pm. Check out time is 11 am. Earlier check in depends on availability. Signing of the reservation form constitutes acceptance of the terms and conditions on behalf of the whole party. The accommodation cannot be shared or sub let. All persons must be shown on the booking form. Clients are strongly advised to take out travel insurance.

Force Majeure
Force Majeure means any circumstances, which are unusual or unforeseeable and are outside the control of Florida 4 Less including (but not limited to) war or threat of war, riot, civil strife, hostilities, political unrest, government action or airport regulations, industrial dispute, natural or other disaster, nuclear incident, terrorist activity, weather conditions, technical problems with transportation, closure of airports, fire, flood, drought, temporary equipment failure in the vacation homes.

These terms and conditions due not affect your statutory rights.
